Is the TL;DR of this really that it's hard to get people to invest in restaurants (cause they fail) so the fix is sell them as NFTs?

Really?

The blockchain does not change fundamental supply and demand, not even for restaurant investments. It certainly doesn't change the profitability of any restaurants nor give people a reason to invest in them.
